Waardhuizen is a neighborhood located in Bovenkerkerpolder in Amstelveen's southeast corner. The neighborhood lies south of Groenelaan, north of Nesserlaan and east of Middenhoven neighborhoods as well as west of Amstel river. Initially called Zuiderwaard (referring to where construction would start south of Groenelaan). Construction started early 1970s and completed by 1980. Named after "De Waardhuizen" Farm from 18th Century on Amsteldijk Zuid 81 which became municipal monument status.
Waardhuizen consists of 69% single-family homes and mid-rise buildings, as well as tower flats along its northern edge. At Galjoen in the south of this neighborhood lies a trailer park offering wide and open views of Bovenkerkerpolder fields towards Uithoorn. From the north, accessing this neighborhood can be gained via Turfschip; to its west via half-high Praam road; from its south by Galjoen; and its east, through a park-like environment containing an open agricultural area only accessible via detour via Nesserlaan. Residential streets in this neighborhood are narrow and winding, designed as "living streets", featuring waterways and footpaths for walking. There's plenty of green in the form of waterways and footpaths, and the name of each street refers to ship terms or ships themselves. From 2007 until 2017, an unfinished dike body for an exit from Rotterdam Road to Benelux Road lay just north of this neighborhood. However, due to serious contamination under the dike body it was decided to excavate and clean up an area covering 74,200 m3 before using this land for housing construction. Public transport provides easy access to this neighborhood with tram line 25 of GVB running along Praam as well as two Connexxion bus lines running west from it - one passing directly along Praam.
