Dousberg-Hazendans is a modern residential neighborhood situated in Maastricht's western region and one of 44 official neighborhoods within its boundaries. Taking its name from both Dousberg hill and Hazendans farm, Dousberg-Hazendans has quickly become one of Maastricht's most desirable residential locations.
Dousberg-Hazendans is bordered on three sides by Malberg in the north, Pottenberg and Belfort to its east, Daalhof to its south, and Belgium's municipality of Lanaken to its west. Dousberg-Hazendans' proximity to Albert Canal attracts walkers; within this area lies Veldwezelt-Hezerwater archaeological site as well. Aside from Via Regia there are also two smaller roads which connect it directly with Belgium: Heserstraat and Drenkelingsweg that don't allow car access but still lead directly to Albert Canal.
This neighborhood comprises two parts: Hazendans was developed as a residential area during the 1990s while Dousberg is still being developed as an outdoor recreational space. Hazendans is a neighborhood marked by streets named after Belgian villages, with many white houses designed by Arno Meijs for housing blocks, and modern villas by architects Jo Janssen and Wim van den Bergh for villas. There is also a small industrial zone at its edges. Sjoerd Soeters created a master plan for Dousberg that includes a hotel, recreational homes and sports facilities in postmodernist style. However, only the golf course and club house of Golf Club Maastricht were constructed; by 2018, about 150 vacation homes and apartments as well as a hotel-restaurant had been completed on its hill. Luxury villas are currently being constructed at its former swimming pool site.
Dousberg-Hazendans does not boast its own amenities (shops, cafes etc) so residents are forced to rely on Daalhof and Belfort as a source for these essential services.
